Can someone check these lease #s? Confused...

I'm being offered the following deal:

2011 E92 M3
36 months/15k miles
$0 down
MSRP 70225
Sale price 64005
MF .002
Residual .57
taxes 7.65%

$978 a month

I'm using both ridewithg.com's excel spreadsheet...
http://www.ridewithg.com/rwg-leasecalc.xls

...as well as the one at http://www.leaseguide.com/calc.htm

Both of these are saying my payments, using above numbers, should be $940.96.

What am I missing or doing wrong?

Did you also include in the cap cost: MACO, training fee, and whatever doc fee they are going to add but didn't include in the invoice, plus license/registration? Also, .00007 on MF for no security deposit.

Plus, if you are somehow not paying first month lease payment since there is no money down, are they capitalizing the first month in as well? (don't know if this is possible. Nice if it is)

It is possible to capitalize the first month's payment.

Best bet is to find out what the gross capitalized cost is (from the dealer) and what is included in that. Use that number to calculate the payment. It should come up the same (within a penny).

Being as your calculations are about $35 off you are looking at about a grand of difference between the sale price you are using and the gross cap cost. My guess is that the acquisition fee and doc fees are being rolled in.
