Question on new e93 conv lease?

Hi- my lease on an existing 335i is up in October and I am thinking of leasing the m3 convert dct. The lease rates seem incredible but I have a couple of questions for you experts:
1) I know it is impossible to predict the future but would the lease rates tend to improve getting closer to October or do I have an excuse to lease early!!??
2) I did not fully understand the sticky post on sept 2011 production changes, does that mean pre sept 2011 m3 convert would not have m button? What are the differences specific to convertible for pre and post sept production?
