Zoom in a little more so as to not have as strong of a frame created by the a pillars, windshield, & dash. Also to try exposure lock on the center of the frame.

I have done a lot of GoPro testing specifically in the M3. I tried linear, wide, narrow, wind, stereo only, exposure lock, protune with and without. you name it,

I will update my settings when I am back home.

I’m glad, because fuck getting sandblasted dusty asphalt.

I guess the pros’ complaints were enough to warrant resurfacing. 2:2X lap times, here I come!

I've been watching Austin as well- round rock and pfluggerville specifically. I've been looking at leveraging up to multi-family units, but I'll have to give up a cash flowing Cali property to do it. It's a delicate chess game. I don't think there is any more money to be made in California real estate for me. I'm a buy and hold guy.
Houston is diverse and linear with great growth. I'm a little guy, so I have to be careful.

Keep an eye on insurance costs. There have been a ton of cat losses (major storms, fires, etc) and Texas is becoming much more expensive to insure multi family. I have a few clients in the mf space and they are not entertaining tx acquisitions at the moment.

Also Waco is blowing up. Chip and Joanna Gaines and a wave pool have helped plus it's a university town (Baylor) and Home to the Dr Pepper museum! #davidians

i glanced at waco and sort of determined it to be a fad market. i could be wrong, but i'm also not interested in college driven markets. i'm a little cautious of a market that could be so heavily influenced by two people and a tv show.

insurance might be a large factor, but a larger factor is property taxes... a property i'm looking at is at about $15,500 a year in property taxes (2.259%! yikes). unless i'm missing something, that f'n hurts. and after being bent over, they will reassess the improved land and pull my hair a little later. i'm not afraid of risk, but i am cautious.

i've already looked at fema flood zones, and this particular one is outside of a 500 year flood zone (good).

Just FYI, my house is in Katy (more specifically Cinco Ranch, West Houston area), and our house was flooded bc Houston was trying to save its city by not releasing the reservoir water.

Idk what the fema map shows, but I think we’re in a 1000+ year flood zone. The whole Katy area is a reservoir, but apparently developers weren’t required to disclose this.

i'm sorry to hear that. if the numbers work with flood insurance factored in, seems like it would be a good idea.
