2011 E90 M3 Steering Squeak

I'm posting this because I have seen multiple threads about other types of steering wheel squeak but nothing quite like this. The sound developed a couple weeks ago and starts when the car warms up. I have tried lubricating the rubber boot at the footwell with no success. I believe the source of the sound is from the steering column in the engine bay and not from the steering wheel itself. Its also worth noting that you can feel something rubbing or some sort of friction in the steering wheel as well.

Any advice from anyone who has had experience with this sound is appreciated!
