^ this is probably one of the best combos.
Watches - buy and hold investments. Some watches have doubled in value in 7-8 years. ie some "entry level" collector Rolex's, since rolexs are technically entry level in the world of watches. Real estate - don't buy on appreciation. Income properties are valued by income, unless it's a single family home and value is based on comparable sales. Run numbers based on cash flow, cash on cash returns, or IRR if you're advanced. Mutual funds - buy and hold
