This has solved numerous squeaks and creaks over the years for me. I use this on window and door seals as well and on the hinges for the fold down rear seats and any other latch for that matter which is metal on metal.
This is the stuff the dealer uses so I figured it was good enough for me and it takes care of the majority of the little, but obnoxious noises. |

Update: Since the Dealer "siliconed the door weatherstrips" last week, I haven't heard a sound. No creaks or any body flex sound. It has been a few days of silent bliss!
I promised I would find out what the Dealer used and haven't heard back yet. I'll call my SA and advise this Forum.

UPDATE:
I just got back from the dealer. They did not use any lubricant/sealant or Gummi Pflege. Instead, they applied 3M clear teflon tape to the entire black plastic frame of body of the car. So far, all my bad creaking noises have been fixed. This is covered under warranty, so I recommend everybody take their car in to get this fix done. 5199000 APPLIED CLEAR 3M TAPE TO BODY 3 83-190904070798 GLEITKLEBEBAND: 832518 FC: 5171003900 11617 CREAKING FROM DOOR SEALS ON BODY FOUND CREAKING FROM DOOR SEALS ON BODY. APPLIED CLEAR 3M TAPE TO BODY. NOISE GONE. This picture shows where the the 3M tape was applied at the beginning of the front door.... The tape continues through the middle of the front door frame... And finally ends in the rear door frame. This is the only area I could see the tape was applied. Because the tape is clear, it's hard to tell in the pictures. But I can definitely feel it. Nothing was done or applied to the weather strips. The tape was applied to both driver and passenger side of the car. So, all four of my doors are sealed. Apparently the tape creates a barrier between the weather stripping on the door frame with the glossy black plastic frame of the body of the car. Also got my DCT software upgraded to version 2.40.1 per the recall campaign from SIB 2801 10. "REPROGRAM EGS / SMG WITH CAS." This was covered under warranty of course. I know that the lube is for weather strips. The creaking sound you have sounds like door hinge seals. Not sure what's best for door hinges...some kind of grease? I'm sure the dealer has some.

The noise in the video is exactly the same noise I have in my E90. I haven't taken it to the dealer cuz usually I am scared to death to let them touch it. Pretty much the only annoying sound I have so far after 3200 miles. Sounds pretty cheap on such an expensive car. I look forward to others responses. I have lubed hinges without improvement.

+1... Silicone and armor-all will never touch any of my cars. It's not good for plastics, rubber, or vinyl long-term, and it's hard to get off the paint so if you ever need body work done you have a much bigger chance of getting bad results.

Thank you so much for posting the pics of what solved your issue. Does the Clear 3M Tape have a BMW part number or can you provide more information on where one might be able to source the tape? I could take it back to the dealership, but this looks like something i will be able to do myself.

That noise is from the plastic rod that gives the door the 'detents' when you open it (and holds it open). Easiest way to eliminate it is to spray silicon lube when door is open, then close it. Repeat a few times until noise is gone.
You could use grease, but I don't like doing that since dirt accumulates over time. Easy fix. And yes, you should spray the hinges too, now that you're there. Good luck. |

Amazon link to Gummi-Pflege. I will order it and condition my weather stripping (even though I still have zero creaks from the 3M clear tape). Can't hurt to apply this stuff to guarantee I never have creaks for a long time.

Shame that BMW doesn't supply the Gummi Pflege stick anymore, it comes in a spray can now. I spray the stuff on a cloth and apply it to the seals. Worked for me as I had the same creaks.
