Well it all depends on the person.

All you really need to do to avoid headaches is to do a credit check, ask for a considerable deposit and do a in depth interview. Also create an LLC for the property to not be liable for things.

Pretty easy to rent out condo's. I would be more worried about renting a house or a property that you recently remodeled and sunk money into.

Even with a credit check and interview, nothing is confirmed

ESPECIALLY with college students
And if you're near CSUN, they're not all going to be ideal students....

I went to CSUN so I can bash it all I want

But that school is filled with lower to low-middle class students who have no class, no motivation, don't care about the world, and are poor poor poor.

Not being racist, but just explaining What I've seen:
Filled with lower class African Americans and Latinos (not the ones with class..)

Remember, to get into CSUN, you only need a 2.0 GPA from High school, and CSUN doesn't even require a SAT or ACT score. It's a very very very very easy school to get into.
This is the reason I went there: I wanted to pick a university close to home that I could go in and get out and be paid for it.
If I didn't get paid $10k per year to attend CSUN, I would have never gone there.

The students around CSUN don't like paying rent.

BUT
If you get INTERNATIONAL students, especially Asian females, then you are good to go. They will take care of the place better than you ever would, and they pay on time, and they don't have crazy parties.

Sorry, I went on a small rant...... I hate fun at CSUN, I met lots of interesting people, numerous cute Asian girls, and I was able to go to Japan
But if it wasn't for me going to Japan, I would have hated my time there.

The students' mentality at CSUN is so poor when compared to the mentality of students at UCLA and other UCs, it's just so sad

You're in RE, right?

@ Sean: School is what you make of it. It's funny how you don't speak very highly of CSUN. From what people tell me (and from my own observations), it is a good school. The Accounting program is supposed to be pretty good.

Yeah, I am in RE. Nothing is ever 100% certain but you can minimize risk factors by what I said above and also having extremely thorough lease agreements. Pretty sure the risk is much smaller than investing in the stock market or a similar type of investment but it is also more long term.

So my mistake....I did not see the new m5 at steve Thomas. It was a 650i M-Sport! Which was super nice, interior was really upscale. With a sticker price of $105k I'll pass haha.

I saw you yesterday I was dropping off my M3 that time of the year again. Sold it to a buddy of mine. Your 1 looks dope really like it. I would have come out and said whats up but didn't know who you were till after you had left
next time!

The M5 wont be in for a while im sure prob november if even that. As far as the 6 series go they are really expensive we were suprised BMW put that price on them wow. But it sure is a sexy car especially the white 650i M sport coupe we have

The account program is amazing


So is the business Honors section. When I was in BHA (business honors association), I enjoyed being there...why? I was surrounded by smart, educated, and motivated students. But at the time, there were only about 60 of us...60 students vs the thousands elsewhere..

in my GEs, people were HAPPY to get a C...they were DELIGHTED to get a B!

I would kick myself in the ass if I didn't get at least a B, and be dissatisfied with an A-....

Dude the stock market is a gamble lol

Your odds are just slightly better than a casino

But you have to remember risk vs rewards

How often can you get 10% profit on RE only after a day? a week? a month? even a year (in today's market)?

In RE, you can't even fathom 100% profit until years down the road

I love RE, and am starting to get into it, but you have to remember that, although it is safer than the stock market (among other things), it's not safe safe; nothing ever is.
hence why you need precautions

i have students like you in nursing school... most of them are the BSN students who have no experience.

i tell almost every student i meet this same thing: fact of the matter is this: it's not what you know, but WHO you know in this crazy world of ours. I don't care if you've got a masters in this this and that... if we go for the same job in my company or industry, i guarantee i'll get the job first over the person that comes in with a bunch of papers saying he's got this degree and that degree graduating with honors blah blah.

I agree, it is who you know

This is why I don't hold much value in a college degree (not saying I don't hold value in education, completely different)

I have never used my educational background to help me get where i am now

When I tutor students, I don't get it cause I have a degree at CSUN... I get it cause I worked at Kumon for 5 years, starting from early High school; as well as doing it in Japan etc etc
No one asks me "So do you have a Ph D? A Masters?" etc

The thing is though, for me, if I am doing something, whatever that something is, I want to excel and do well.
So If I am taking a class, I don't want a C...I want a damn A.

Some students said that since they're paying for it they should do well... ironically I didn't have to pay for school... lol. I had to pay for my time in private school in Japan, and I was in the top 1% of my class.
But I got paid to go to CSUN, so I never got that mentality down while I was there lol

But I'll be honest, if I got paid $ to go back to CSUN... I don't know if I Could do it

I should have gone to like UCLA or something... I had the grades :/

I like to associate myself with intelligent people. I don't like it when people don't take things seriously. Surprisingly, I didn't see too much of that at Moorpark, but I hear that it's pretty bad at Pierce.

Despite SB having a reputation for partying, the students, from what I've seen so far, seem to be pretty serious about school. In class, even in huge lecture halls, you don't hear people chatting with each other or looking at facebook on their computers.

Most people don't. The only people who really get a use out of their degree are the people who major in hard sciences (e.g., Mathematics, Chemistry, Computer Science, etc...). THEN all of that information can be applied to your job if you end up working in the same field.

Soft sciences can go either way, but then majors like Film Studies or Native American Studies....

Pierce was absolutely horrible.
I hated studying there

This is why, for my graduate degree, I am trying to work my ass off so I go into a good school. Say UCLA Anderson or something :P
