hello all, i know this isn't exactly the off-topic section, but you guys are my target audience...

are any of you real estate investors in the nashville/memphis area? i've been doing some light research and have heard that nashville/memphis, although not really an "up and coming" area, it is stable. i'm looking at buy, hold, and rent single family residences.
any specific neighborhoods or areas to keep an eye on? any areas to avoid? i'm not committed yet, but i like to study markets for a while.

i'm not a rehabber or flipper, i'm looking for turnkey cashflow. mild repairs ok, but not tear-downs.
