I'm in a similar area, basically north of where 217 and 26 meet. In the before times I was commuting via Burnside into downtown, but I haven't been doing that for about a year. I've seen a few M2s and 1Ms out in this area, and a few newer M3s, but don't see E9Xs a ton. Usually try to throw a waive out if a do.

I have seen a black E90 M3 feb 22 monday around 6pm when I pick up the dinner, it turn left from NW cornell rd to NW Bethany blvd cross the HW26, I was driving my grey x5 then.
