Someone buy my house in Vegas

So my house in Vegas (with the nice 3-car garage w/lift) is for sale! 2500 sq ft single story w/8.25kW of solar on 1/3rd of an acre in a gated community in Summerlin. $300 ANNUAL electric bill (seriously). PM if you want address so you can look at redfin etc.

@TLP lives in the neighborhood, so that's a feature too!

yea, wtf... fire whoever took the pics. the garage is the best part for people like us. if someone is on the fence, that is a selling point- no joke!

Yes. Yes. The real estate professionals weren't keen on it.

You can see what I'll be leaving behind (no, the Lista cabinets aren't staying with the house, but the garage wall cabinets and the lift are).

thats odd they actually chose not to include garage pics. i figured they were in a hurry and didn't bother...
when i see a lift in a garage, or a garage with nice cabinets and well kept flooring, it conveys a message to me about the owner. clean, organized, and quality upgrades without compromise.
i'd be kinda pissed they left garage pics out to be honest.

i don't sell real estate, but i dabble a little in it. when i see a ton of quality pictures, i it tells me the realtor is proud of that listing... it conveys prestige. leaving some to the imagination doesn't sit well with me.

They spent 6 hours staging and taking pics. However, two women for realtors. They don't get the garage attraction. It's like a guy taking pics of the garage and the bedroom w/o any of the kitchen.

As a man, I can live without seeing pictures of the kitchen...but can't live without seeing lots of bedroom pictures...

I know, right? We have phones and there are takeout places. Kitchens, other than the fridge, might be space better used to store wheels, tires, brake pads, etc.

Our neighborhood is on TPC Canyons, but golf course homes go for $150k more than mine. That's a lot of upgrades to deny oneself for a slightly better view (and a smaller lot w/2 neighbors instead of only 1 like I have).

I feel like you should ask them to include nice garage shots. At the end of the day, they're your consultants but you make the final decisions. It's better to have garage shots and remove them, then not have them at all. Once you can get buyers through the doors, the property can sell itself, but those photos are crucial. When you're doing the appraisal with the buyer's lender, the listing agent should include a list of your improvements to better substantiate the value, and the garage should be included, so why not show off one of the selling points of the home? Considering that 2.5% or whatever, they can afford it!
