What is a good lease?

Hey everyone I'm pretty new to the forum. I'm picking up a 2011 E92 M3 next month and I wanted to get an idea of what a good lease is, and a bad one. I can probably pick up the car I want for about $65,000, maybe a little less. If you guys have any advise I would appreciate it very much.

Get the car from invoice pricing to $1000 over invoice first. Then plug in your MF and residual into this calcualtor to get your payment. Negotiating the price is the key and avoidng money factor markup. Plenty of advice in the 2011 Pricing thread.
