2010 M3 E92 Lease

Hey guys..I'm thinking about leasing an E92 M3 Alpine white/fox red.
I went to the dealer today they had one on the lot, MSRP was $70k and small change. I've heard $500~$1000 over invoice.. but i couldn't get any where near that.. should I shop around? what is the lowest you think they will go?
any help would be appreciated..

what's the whole lease deal? he can give u cheap selling price but dick you over in interest, MF or something...
