Odd alarm behavior

Hello all, I've recently purchased a used e93 M3 and the first couple of months were great.
About two weeks ago the alarm started going off ~20 seconds after arming.
I tried both keys, same behavior. Hoping for a cheap fix I replaced the hood sensor. No luck.
If I double click the lock button to disable the tilt/interior sensor it doesn't go off.
I thought I'd post here to see if anybody had a similar experience before I breakdown and head to the dealer.

Thanks in advance,
Jeremy
