I think the OP is heading the right decision by working things out with the BF on the whole "Selling items together" plan. You should still keep it a "clean" break through out the process.

I figure we'll split the money 50/50
We need to fix a few things around the house & paint some walls, then we will try to rent it out.. Which I appreciate because he could just up and leave and i'd be screwed, on the flip side I could tell him to get out tomorrow and he'd be homeless.
