You should be working off of invoice, not MSRP. If you're leasing an outgoing MY, you shouldn't have to spend more than $500 or so over invoice.
Like previous poster said, it's a better time to buy. The residuals and mf for m3s (2009 or 2010) are pretty awful. Your monthly payment is probably going to be around the same with a 5 year loan.
