It's easy to take the train. We just did that two weeks ago. Took the train from downtown Munich.
In any event, as written by wmo168. In fact, you don't need the welcome package. When you buy your train ticket just ask the person at the booth for a map and find Olympiazentrum relative to where you are and make the necessary transfers. You exit right next to BMW Welt...
