I just had a similar lease conversation on '09s with my BMW dealer here in Denver.
On a 2009 M3 (E92) with an MSRP of $66,850 (they are offering $1,650 discount on '09s) the lease for 36 months came out to $1140/month with $2400 down (this includes the refundable security deposit).
So, it sounds like the SF BMW dealer is way too high.
